Formula

STR revenue = ADR × 365 × occupancy

Example

€135 ADR at 60% occupancy = €29,565 a year, roughly 1.5–2.5× the rent of a long-term lease in a tourist city.

Why it matters

STR grosses more but nets less of it and is the target of most new European housing regulation — licences, night caps and registration numbers.
