Sample report: a 1-bed in Le Marais, Paris

Most 'sample reports' are marketing PDFs with round numbers. This one uses the same Le Marais onboarding listing Terrivio shows after sign-in — price, ADR, occupancy, NOI, net yield, acquisition % and the 120-night Paris cap — without hiding it behind an account. It is a demo, not a live scrape of a current advert.

Worth owning — not for STR yield

Prime Le Marais location, but Paris STR rules and a high price keep net yield near 2%. Better as lifestyle or long-term rental unless you lock in compliant tourist nights.

What the numbers are saying

€795,000 for 52 m² in the 4th is a lifestyle bid, not an STR yield bid. At €198 ADR and 58% occupancy the gross looks fine until you remember Paris primary residences are capped at 120 nights and a second home needs change-of-use. The occupancy in this demo is a furnished-stay view, not a promise that 212 tourist nights are legal on a secondary.

Net yield near 1.9% after 7.7% acquisition costs is the honest output. Deal score 61 means 'worth owning if you want Le Marais — not if you need 5% net'. That is the sentence a spreadsheet with 8% gross never writes.

Why we publish this without a login

Conversion pages that only show the tool after email collect the wrong users. If you are buying in Paris, you deserve to see whether Terrivio will tell you to walk away. The in-app demo still exists for signed-in users; this page is the public twin.

What a live report adds

A pasted Idealista, SeLoger or Leboncoin URL pulls segment comps, applies the French acquisition table and tax regime, scores regulatory risk for that city, and writes the narrative around deterministic maths. AI does not invent the yield. Launch is 6 October 2026.

How to read a Terrivio sample report

  1. Start with the verdict, not the ADR. 'Worth owning — not for STR yield' is the decision. ADR is an input.
  2. Check the night cap against occupancy. If occupancy implies more tourist nights than the city allows, the yield is not the product.
  3. Look at cash-in, not price. €795k plus 7.7% is the denominator for net yield.
  4. Paste your own URL when you have one. This demo will not change because a new Marais listing appeared this morning.

Frequently asked questions

Is this a real listing I can buy?

No. It is the public twin of Terrivio's Paris onboarding demo. Figures are indicative and dated; they are not an offer on a live advert.

Why is the net yield so low for Paris?

Prime arrondissement pricing plus acquisition costs plus a legal night cap. Paris is often a capital-preservation / lifestyle buy, not a 5% STR machine.

Do I need an account to see this?

Not this page. The full interactive analysis UI still lives behind sign-in at the in-app demo.

Will my report look exactly like this?

Same metric set (yield, NOI, score, cap, tax). Layout in the product is richer — tabs, scenarios, PDF. The maths philosophy does not change.
