At €198 ADR and 58% occupancy the gross looks fine until you remember Paris primary residences are capped at 120 nights and a second home needs change-of-use. The occupancy in this demo is a furnished-stay view, not a promise that 212 tourist nights are legal on a secondary.
Net yield near 1.9% after 7.7% acquisition costs is the honest output. Deal score 61 means 'worth owning if you want Le Marais — not if you need 5% net'. That is the sentence a spreadsheet with 8% gross never writes.
Why we publish this without a login
