Yes, in almost every case — a standard residential home insurance policy typically does not cover a property that is rented to paying guests on a short-term basis, and many standard policies explicitly exclude commercial or business-use activity. If you are letting a property on Airbnb or Booking.com without checking this, you may be operating with less coverage than you think.

Why standard home insurance falls short

Ordinary homeowner or landlord policies are underwritten around long-term occupancy by a known tenant or the owner's own family. Short-term letting introduces a different risk profile entirely: a higher turnover of unknown occupants, more frequent access by cleaning and maintenance staff, and — in the eyes of most insurers — a commercial or semi-commercial use of the property. Some insurers will simply void a claim after the fact if they discover the property was being let short-term and the policy did not disclose this.

What specialist short-term rental cover actually adds

  • Public liability cover for guest injury on the property — often the single most important line item, since liability claims can be the largest financial exposure

  • Contents cover calibrated for furnished, fully-equipped holiday accommodation rather than a personal residence

  • Loss of rental income cover if the property becomes uninhabitable due to an insured event (fire, flood, storm damage)

  • Accidental damage cover, which matters more with a rotating population of guests than with a single long-term tenant

  • Key-loss and lock-change cover, a small but frequent claim category specific to short-term letting

How much more does it cost?

Specialist short-term rental insurance typically costs more than an equivalent standard residential policy — the exact premium depends heavily on location, property value, and whether the insurer treats the activity as "occasional home-sharing" or full "commercial holiday letting." Properties let for the majority of the year at full commercial intensity generally sit in a materially different (and pricier) risk bracket than a property let occasionally alongside personal use.

Platform host protection is not the same thing

Airbnb's AirCover and similar platform-provided protections are useful supplementary coverage, but they are not a substitute for your own property insurance. These programs typically have exclusions, claim limits, and conditions that differ meaningfully from a proper insurance policy, and they generally will not step in as your primary building or liability cover. Read the actual terms rather than assuming platform protection means you do not need your own policy — most insurance brokers who specialise in holiday letting will tell you the same thing.

Regulatory registration and insurance are two separate boxes

Having a valid STR licence or registration number (a HUT in Catalonia, a CIN in Italy, an AL number in Portugal) does not mean your insurance situation is automatically sorted, and vice versa. They are two entirely separate compliance requirements, and buyers frequently focus on one while overlooking the other.

What to do before your first booking

  1. Tell your existing insurer, in writing, that the property will be let short-term — do not assume silence means it is covered

  2. Get at least two quotes from insurers or brokers who specifically write holiday-let or STR policies

  3. Check the liability limit against local norms — public liability minimums vary by country and property type

  4. Re-check your cover annually as your letting volume or platform mix changes

Insurance rarely makes or breaks a yield calculation on its own, but getting it wrong is one of the few mistakes in this business that can turn a good year into a very bad one. It belongs in the cost model from day one, not as an afterthought once the first booking is confirmed.
