Austria, Switzerland, and the French Alps offer dual-season demand — skiing in winter, hiking and events in summer. Yields are lower than coastal Spain but volatility and regulation risk are often lower too.
Austria & Tyrol
Vienna provides year-round urban STR demand. Ski resorts (Kitzbühel, St. Anton) command premium ADR in winter but require higher maintenance and off-season management. Net yields typically 2–3.5%.
Switzerland
Entry prices are high and Lex Koller restricts foreign ownership in most cantons. Investors who qualify benefit from strong franc stability and dual-season resorts in Vaud and Valais.
